Most valuable Maple Ridge home assessed at $7.7M

The most expensive homes in Maple Ridge is worth an estimated $7.7 million, while Pitt Meadows’ priciest is valued at just over $6 million, according to lists released by BC Assessment.

Every year, BC Assessment publishes the assessed value of every property in British Columbia.

This year’s assessments, based on sales of similar and nearby properties in the previous year, are essentially a snapshot of prices and the property market in July of 2025.

The assessments are used to set property tax values, and may or may not reflect what a property could command on the market today.

In Maple Ridge, the home assessed as the most valuable is located in the 12400-block of 232 Street. The 5.7-acre property hosts a two-storey, 11,000-square-foot home, and according to BC Assessment it has nine bedrooms and nine bathrooms.

The land itself is valued at $1.78 million, while the house, built in 2017, is valued at more than $5.9 million.

The second-most valuable home in the city is a different story.

Located in the 12900-block of 203 Street, and built in 1985, it has just over 3,600 square feet of living space, four bedrooms, and two bathrooms. The buildings on the property are assessed at $1.8 million, but the 42.3-acre site is worth more than $5.3 million, according to BC Assessment.

The third most valuable home, in the 27000-block of 112 Avenue, was assessed at about $1.5 million in 2023, but is now valued at over $5.3 million.

That’s because a new home was built on the 4.5-acre lot that year. The house has more than 12,000 square feet of space, six bedrooms, and 10 bathrooms.

The most valuable residential property in Pitt Meadows is in the 14400-block of Hale Road, on a triangular farm property tucked into a bend of the Alouette River.

Most of the value of the 34.6-acre property is in the land, assessed at $4.3 million, but the buildings are worth $1.7 million as well, including a 5,300-square-foot, seven-bedroom, seven-bathroom home.

Land is also the key component for Pitt Meadows second-most valuable home, a $5.3-million property in the 14400-block of Rippington Road, where $3.9 million of the value is in the 40 acres of land.

The third-most-valuable home in Pitt Meadows is directly adjacent to the most valuable, on Hale Road. It’s another farm property, assessed at $4.9 million, with a seven-bedroom, six-bathroom house on 20 acres of land.
